Step 1

Review Practitioner, Current & Historical Data

  • Does the building practitioner have to be registered for domestic building work?
  • Always ask your practitioner for his qualifications then go and check.
  • Is the building practitioner currently licenced & registered?
  • Has the buildiing pratitioner faced any disciplinary action in the past or present?

Review Regulator Associated & Hidden Data

  • Ask the proposed practitioner directly if they have any previous or current disciplinary actions against them with the state regulator, in this case the VBA.
  • Do they have any complaints in the pipeline, such as the “show cause” process with the regulator?
  • Do they have any current or historical complaints in the DBDRV process?

Any current or historical complaints with regulators?

  • Has the practitioner any current or historical complaints with any state agency?

Insurance Providers Government or Independent

  • Proof of the practioners' current Builders Warranty Insurance policy. 
  • A copy of your surveyor or engineer's professional indemnity policy (PI) and current Certificate of Currency.
  • A copy of your surveyor or engineer's PUBLIC LIABILITY insurance (PL) current Certificate of Currency.
  • Check for forgeries and omissions.
  • Professional Indemnity insurance. (PI)

VCAT or other Tribunals

  • Check NCAT, TASCAT, VCAT, Victorian Supreme Court etc, and others for building list. 
  • Australian Court Data for Further Investigation

  • Check out your social media & ask around for referrals.

Evaluation

  • Out of the 7-step process, if anything has come to light about any of your building practitioners you must now weigh up whether or not to risk using them.
  • It is a very expensive mistake when you get it wrong.

Each state has its own BUILDING ACT, and requirements vary between states.
Always ask your proposed practitioner straight out and upfront questions.
